What’s Included
Flat fee: $189 — live video consultation to discuss one of the following:
- 1-hour consult: You choose the topic (set during a complimentary 15-minute pre-call).
- Property performance and deal evaluation: Revenue and cost analysis (mortgage, taxes, insurance, utilities, supplies, cleaning, maintenance, platform fees, vacancy), including occupancy and ADR considerations for seasonality, weekdays vs. weekends, length of stay, gap nights, MLS rules, and regulatory concerns.
- The ABCs of short-term rentals: A complete overview of operations and a customized roadmap for success.
- ROI growth strategies: Identify opportunities so you’re not leaving money on the table.
- Permitting guidance: Applications, filings, and timelines for your market.
- Listing optimization: Photos, descriptions, calendar settings, amenities, and house rules.
- Guest messaging templates: Inquiries, discounts, booking confirmations, day-after-arrival, day-before-departure, and post-stay reviews.
- Design and staging: Recommendations for updates, furnishings, vendors, and third-party merchants.
- Pricing strategy: Guidance on automated dynamic pricing and manual optimizations based on seasonality, weekdays, demand signals, and comps (separate fees may apply).
- Vendor and operations: Maintenance and cleaning protocols, sourcing, cost structures, payments, and workflow optimization.
- Insurance guidance: Help identifying suitable coverage for your rental business.
- Additional support: Case-by-case assistance as mutually agreed.
